Not only am I a barefoot runner, but I am a commercial property consultant by day, having secured premises for HIIT Gyms, Fitness Studios, MMA Practices, Rock Climbing Businesses, Spin Practices and many others. One morning, out running, it dawned on me… Why on earth would I not be focussed on the leisure sector for property?

And so Barefoot Fitness Property Limited was born, a commercial property consultancy focussed on working with all manner of leisure firms. Whatever your field in this sector, whether a gym provider, whether a yoga practice, pilates studio, rock climbing business, natural movement practice, trampoline park, you name it, we are eager to work with you!

Leisure Businesses have unique needs!

Lets consider the most common commercial property requirement: offices. An office requirement needs to consider space for the people that work for them, obviously, but also space for a kitchen, meetings, and generally facilities in or around a building that would supplement the working day such as concierge, bike storage, perhaps a café, showers and eateries within easy reach of the location.

For leisure businesses there are a number of things to consider, (in addition to the above, and in no particular order):

  • Ceiling Height - on average, a minimum of 3m (9.84ft)

  • Water facilities - for showers and washrooms, as well as café facilities, laundry etc

  • Heating/ Cooling - As people are generally working out in some capacity or another, the ventilation, AC, and heating provisions need to accommodate a higher threshold than just being sedentary at a desk or meeting room

  • Usage - Does the building landlord want a leisure facility in their premises? If so, what class does this need to be? And how is it changed?

  • Transportation - How does a client get to your facility? If inner city, are the transportation routes suitable? If people are inclined to drive, is there sufficient parking? Bike facilities, charging stations, all things to consider on a more in-depth basis than perhaps an office.

  • Demographics - Whilst this is a consideration for many businesses, leisure businesses need to be placed within a location that both accommodates office workers, but also social clientele, so the property needs to be accessible for both work and play.

  • Cost - The cost of renting a leisure facility as it is, can be, in many cases much less than an office space, however the cost of fitting out such a facility can escalate considerably, especially having to install showers, enough power for banks of aerobic machines such as elliptical, treadmills, bikes and not forgetting TV’s and interactive tech.

  • Building Floors - A confusing title perhaps, but for many leisure businesses, the location in a “shared” building can be limiting. Ground or Lower Ground floors generally are the only likely spaces, and in those, are the ceiling heights appropriate for your proposition. If you’re a rock climbing facility, how much height do you need? The considerations can be endless.
